The transformation of the 3,000-square-foot 1920s building at 5 N Pacific has created two distinctive industrial-style warehouse lofts. The design preserves exposed bow-truss ceilings and original concrete floors, complemented by abundant natural light from large windows and skylights. Each loft features porcelain slab bathrooms and industrial linear kitchens, blending historic character with modern refinement for a timeless live-work environment.

The remodel of the existing commercial strip center at 1801 E Main Street includes a cohesive design-build approach that updated both exterior and interior elements while preserving the neighborhood scale. The refreshed façade features warm wood siding by HEWN, paired with new corrugated metal siding & roofing to create a contemporary, durable, and low-maintenance exterior suited to the coastal climate. Inside, tenant spaces for Luke’s Deli, Buena Bodega, and Jo Paulo Salon have been reconfigured with upgraded finishes and infrastructure, including the construction of new ADA-compliant restrooms to provide accessible facilities for all patrons and meet current code requirements.

Restoration of the Original Hamilton Hotel Building which converted 30 SRO units into 15 studio + one bedroom units and central shared atrium space. The project included restoring the original hardwood floors, double hung windows and creating an entry art wall using the heat vent stacks that were recovered during construction. The three commercial units below were remodeled in the first phase of the project in 2016.
